What the mandate covers.

Tenant relations

One phone number and one email address for your tenants. Ours, not yours. Every request is logged, dated and tracked until it closes. No more messages on a Sunday night.

Rent collection

Collected on the first, reconciled against the account, followed up on day three. A late payment becomes a formal demand inside the deadlines the Civil Code sets, not three months later.

Maintenance coordination

We call the trades, collect the quotes and are on site to open the door. Above the threshold you set, nothing is committed without your written approval.

Scheduled inspections

A visit on the calendar, not only when something breaks. Timestamped photographs at every visit, filed against the property. Useful at renewal and useful at the TAL.

Leases, renewals and the TAL

The mandatory lease form of the Tribunal administratif du logement, its schedules and notices of modification served inside the legal three to six month window. We build the file and we attend the hearing.

Reporting

A monthly statement within ten business days of month end: receipts, expenses, supplier invoices, photographs. An annual summary ready for your accountant in January.

The walkthrough

We walk the property with you. Condition, quirks, existing leases and what has been costing you time. About an hour, no charge.

The proposal

A written proposal within five business days: scope, fee, approval thresholds, response commitments. Nothing implied.

The handover

Keys, codes, leases, tenant contacts, maintenance history. We write to the tenants to introduce the person who now answers.

The monthly rhythm

Rent collected, requests closed, the scheduled visit made, the statement out on the tenth business day. Nothing for you to chase.

Year end

Annual summary, renewal file, a rent recommendation built on comparables from your own street and next year’s works plan.
